Denver 1031 Exchange: Regis/Berkeley Campus Housing Property

Recently I completed a 1031 exchange (see prior post for details on the old property I sold) in Denver with a purchase in the Berkeley/Regis neighborhood, abutting up to Regis University. Most likely this new rental will be for campus housing, but co-living is also gaining popularity.

The entire Berkeley neighborhood has seen new development for years, now Regis University has recently released a Master Plan for moving forward regarding expansion. I obviously think it’s a great time to look at purchasing a buy and hold property in the Berkeley/Regis neighborhood that could be a profitable campus housing property. This purchase was an off-market opportunity that I took advantage of; however, the majority of the time I pass these opportunities along to clients of mine. I recently represented Buyers on this University Park bungalow purchase just to the east of Denver University. This investment home will provide for the Buyers in a few areas. First, it should bring in $3500/month rental income, plus utilities, in its current condition. Secondly, the lot is oversized with a U-TU-C Denver zoning code. Buyers can develop a large duplex in the future if desired.

I listed this rental property of mine in Edgewater for 400k. After 68 showings and 5 offers, I closed above asking price through a 1031 exchange. I have located my replacement property which will provide significantly more cash flow, especially with how low interest rates are currently! Does Denver have rent control?

This is a question I’ve been asked several times over the past week, mainly from landlords in CA. That’s because CA just passed statewide rent control in an effort to ease the housing crisis in that state. We can debate for days on whether or not rent control is a viable way to make housing more affordable.

This year the Colorado Senate voted down proposed rent control. Denver is currently twice as affordable than San Fran, as well many other cities in CA. Current clients of mine with ties to CA have told me this rent control bill actually creates the exact opposite result as intended: many long term renters have ‘sweetheart deals’ in place because they’ve been responsible over a long period of time and their landlord gives them a break because of it. Now, these landlords are forced to raise their tenant’s rent to market rates because they won’t be allowed to increase rent over 5% moving forward with rent control measures in place.

Recently I sold the last townhouse within the brand new Urbana LoHi project where I represented the Sellers/Builder.

I also assisted on the acquisition of the original single family home on this lot 3 yrs ago. The lot is zoned G-MU-3 by the Denver Zoning Code which allowed for the row home/townhome product to be built up to 3 stories tall.
